Overview
Manage self-storage (mini-storage) construction projects from point of sale through project completion. Serve as the primary contact between customers, sales, construction operations, subcontractors, vendors, and internal departments to ensure projects are completed on time, within budget, and to the customer's satisfaction. Provide exceptional customer service while coordinating all phases of design, production, delivery, and construction.
Responsibilities
- Serve as the primary customer contact throughout all phases of the project, providing regular communication and project updates.
- Maintain complete and accurate project documentation in the company's electronic file management system.
- Coordinate project schedules, production timelines, deliveries, and installation activities to meet contract requirements.
- Verify contract terms, project specifications, and receipt of required deposits prior to project commencement.
- Coordinate site inspections, pre-construction meetings, and project readiness reviews with field personnel and customers.
- Work closely with Construction Superintendents and field crews to ensure projects are executed safely, efficiently, and according to plans and specifications.
- Develop and maintain labor budgets, crew schedules, and job cost tracking.
- Prepare subcontractor agreements, work orders, and project documentation packages.
- Coordinate procurement activities, vendor deliveries, equipment rentals, forklift orders, and material releases.
- Process subcontractor and crew payment draws in accordance with contract requirements and project milestones.
- Assist customers, contractors, and field personnel with questions related to project design, construction, scheduling, and contract requirements.
- Submit billing requests, progress billing documentation, and project closeout paperwork to the accounting department.
- Initiate and process change orders, sales order revisions, back charges, and contract modifications as required.
- Monitor project costs and schedules to ensure projects remain within established budgets and contractual timelines.
- Coordinate project closeout activities, including punch lists, final inspections, customer acceptance, warranties, and final invoicing.
- Maintain positive working relationships with customers, vendors, subcontractors, and internal team members.
- Identify and resolve project issues proactively to minimize delays and maximize customer satisfaction.
- Support continuous improvement initiatives related to customer service, project execution, and operational efficiency.
- Perform other duties as assigned.
Qualifications
- Associate's or Bachelor's degree in Construction Management, Business Administration, Project Management, or a related field preferred.
- Three to five years of experience in construction project management, customer service, building systems, or related industries preferred.
- Experience with self-storage, metal building, commercial construction, or general contracting projects preferred.
- Strong knowledge of construction processes, contracts, scheduling, and project coordination.
- Proficiency in Microsoft Office Suite and construction/project management software.
- Exceptional communication, customer service, organizational, and multitasking skills.
- Ability to manage multiple projects simultaneously in a fast-paced environment.
- Strong problem-solving and conflict-resolution abilities.
- Ability to read and interpret construction drawings, specifications, and contracts preferred.
- Some travel to project sites may be required.
PHYSICAL DEMANDS:
- Regularly required to walk job sites, stand, reach, bend, and occasionally climb stairs or ladders.
- Must be able to visit active construction sites and safely navigate varying terrain and environmental conditions.
- Ability to occasionally lift and carry up to 25 pounds.
